RIBA plan of work.jpeg

We understand that a project at first can seem daunting and that’s why we pride ourselves on making the process as simple as possible - from the beginning to the end. We follow the RIBA’s Plan of Work which lists the schedule of services that we offer at each stage of the project. We have outlined this step by step process below in order to clarify how a typical project is carried out. However if you wish to see the plan of work in more detail please click the button above.

1 Preparation & Design Brief

We will visit the site and provide an initial appraisal of the proposed project. We will help to establish the feasibility and a potential construction cost taking into account your budget. We will also begin to form a Project Programme, or rather, an initial timetable for the build.

2 Concept Design

At this stage we will explore potential concepts and start to develop the initial design for your project. Once we have carried out a survey of the site we will then be able to provide accurate drawings and illustrations as well as 3D visualisations and models of the prospective build that will help to visualise your project. We develop our designs through a collaborative and evolutionary process working towards a finalised design.

3 Developed Design

This is the stage at which a planning application will be sent to the Local Authority. In order to do this, we provide professional drawings of the proposed project. We thoroughly research the site, and our drawings are accompanied with historical research and all other relevant and required information. We will also work with a range of specialist consultants to provide additional reports where required.

4 Technical Design

We will provide the technical drawings and information required in order to begin the tendering process. We may work with other professionals such as structural engineers and quantity surveyors in order to finalise the building specification. We advise on potential contractors and sub-contractors involved in the building process, finalising details and working towards a start on site.

5 Construction & Completion

Now the building process has begun we will help to administer the contract. During construction we will ensure any any concerns, questions or unforeseen issues are dealt with quickly and efficiently. We remain in dialogue with the contractor and yourself throughout the project and regularly visit site to review progress and uphold design quality. Once the project is complete we complete a final inspection prior to certifying completion.
